James Hardie Kitchen Remodeling: The Jacksonville Owner’s Guide

James Hardie kitchen remodeling in Jacksonville typically runs $14,000 to $45,000 installed, depending on how much HardieBacker board, trim, and siding the project involves and whether we’re rebuilding walls, ceilings, or window surrounds. Most kitchens with Hardie products that have failed in Florida humidity can be torn out and rebuilt in two to four weeks once materials arrive. You usually notice something is off the same way: a soft spot behind the sink, grout cracking along a counter line, or paint bubbling where the wall meets the window.

What matters first is whether the James Hardie product itself failed or whether water found its way behind it. In Jacksonville kitchens, we see both. HardieBacker cement board is genuinely moisture resistant, but it is not waterproof. When a dishwasher supply line drips for a year behind a cabinet, the framing rots and the board gets pulled with it. Graham Stein has walked dozens of these in Avondale bungalows where the original plaster was replaced with HardieBacker sometime in the last fifteen years, and the tell is always the same: the board is fine, the substrate behind it is not.

Most Jacksonville kitchens with James Hardie products use HardieBacker 500 or HardieBacker HydroDefense as the tile substrate behind counters, backsplashes, and wet walls. HardieBacker 500 is the standard 1/4-inch board for countertops and 1/2-inch for walls. HydroDefense is the newer version with a built-in moisture barrier, and in Florida kitchens we now spec it wherever there is any chance of trapped humidity.

The compatibility gotcha worth knowing: HardieBacker 500 is not waterproof on its own. It needs a separate moisture barrier behind it or a surface-applied waterproofing membrane like RedGard or Schluter Kerdi over it. HydroDefense skips that step, but only if the seams are taped and sealed correctly. If a previous contractor installed 500 without a barrier and tile cracked, that is not a James Hardie failure. That is an installation failure, and it is the most common reason kitchens in Jacksonville need this work redone.

For exteriors, Jacksonville kitchens that open to a covered patio or lanai often carry HardiePlank lap siding or HardiePanel vertical siding around the door opening. These are fiber cement products, dimensionally stable, and they hold paint well in Florida sun. The issue is the trim around the opening: if HardieTrim boards are butt-jointed without flashing or caulk gaps left open, rain drives in during summer storms and the threshold rots. We stock HardieBacker 500, HydroDefense, HardiePlank, and HardieTrim on the truck for most kitchen jobs, along with matching fasteners and alkali-resistant mesh tape.

Signs Your James Hardie Kitchen Remodeling Is Failing

  • Tile cracking in straight lines along the counter or backsplash. Cement board expands and contracts at a different rate than tile. When the board was not gapped properly at the seams, or when screws missed the center of the stud, the tile telegraphs those joints as hairline cracks within a year or two.
  • Grout turning dark and staying dark after cleaning. That is water trapped behind the tile, not surface grime. In Jacksonville’s humidity, mold feeds on the adhesive and the darkening climbs upward from the sink line.
  • Soft drywall above the backsplash, with paint bubbling or peeling at the seam. HardieBacker stops at the tile line. If water gets behind the board, it wicks upward into the drywall above. This is the most common sign homeowners catch first.
  • Caulk pulling away from the counter repeatedly. When the substrate behind the counter is moving because it is damp, no caulk will hold. Re-caulking fixes the symptom for a few weeks, but the movement continues underneath.
  • A slightly sweet or musty odor you cannot place, stronger near the sink cabinet. Organic adhesive and wet wood behind a failed substrate produce that smell. By the time it is noticeable, the framing and cabinet boxes usually need attention, not just the wall board.

Replacement Cost & What’s Included

A walk-in pantry with wood shelving

In Jacksonville, a full James Hardie kitchen tear-out and rebuild runs $14,000 to $45,000. A smaller kitchen in a Riverside bungalow where we are opening one wet wall, replacing HardieBacker, and resetting tile might land near the bottom of that range. A full kitchen with custom KraftMaid cabinets, Cambria quartz counters, and HydroDefense board on every wall above and below the counter will climb toward the top.

What drives the range more than anything is wall framing condition. If the studs are sound, this is demo, board, seal, tile, and trim. If the studs have been wet, we are sistering framing, treating for mold where needed, and re-insulating before any board goes up. Cost ranges should not be a mystery, so here is the breakdown for a typical Jacksonville kitchen remodel:

  • Full kitchen remodel: $14,000 – $45,000
  • Small kitchen remodel: $9,000 – $20,000
  • Cabinet installation: $4,000 – $13,000
  • Countertop installation: $2,000 – $6,500
  • Backsplash installation: $800 – $2,500
  • Kitchen island installation: $3,000 – $10,000

You get a written price before any work starts. No allowances that grow, no change orders that appear after the crew arrives. The price names the material, the labor stages, and the waste removal. We also carry partners like Silestone and Schluter for the surfaces and waterproofing layers, so nothing in the spec is generic.

You can absolutely do the detective work. Pull the toe kick off under the sink and look at the framing with a flashlight. Tap the wall along the backsplash with a knuckle and listen for a dull thud where the rest of the wall rings. Check whether the caulk line at the counter has separated cleanly or whether it looks chewed, which usually means movement.

Full replacement of failed HardieBacker is beyond what most homeowners should attempt, and there is a safety note that matters here. Tearing out cement board throws silica dust, and cutting HardieBacker without a proper dust shroud and HEPA vacuum is a respiratory hazard. The same goes for demolition around gas lines or electrical behind the sink wall. We send background-checked, uniformed technicians with proper dust control, and every visit includes shoe covers and drop cloths on the floor. If you have found the signs above, call (904) 643-6243 and we will schedule a walk-through. The estimate is free and written.
